LET’S CLEAR A FEW THINGS UP.

Fair questions.
Straight answers.

What if I don’t think my land has much potential?+

That is a reasonable starting point—not a reason for us to sell you a dream. The value is in checking the facts, identifying the barriers and deciding whether further investigation is worth your time. If the requested scope is plainly unsuitable or cannot be supported, we should clarify that before asking you to pay.

Am I paying to find out my land is worth millions?+

No. There is no promised windfall or dollar valuation. This is a land-use research service. Some parcels may have a direction worth investigating; others will have little or no practical upside within the scope. You receive the findings either way.

What makes a negative result useful?+

Your report should explain what blocks a use, cite the supporting sources, separate unknowns from verified facts, and identify the next questions worth asking—or recommend stopping. A generic “low potential” score is not the product.

Do I have to sell, list my land or share an upside?+

No. These fixed-fee reports do not require a listing, exclusivity or a share of a future transaction. You decide whether to take any further action.

Will you confirm power capacity or obtain approvals?+

No. Nearby power lines do not establish available capacity. Utility service, interconnection, planning permission and engineering feasibility require confirmation from the relevant authorities and qualified professionals. We identify the questions; we do not replace their determinations.

What happens after I submit my property?+

When the live inquiry service is connected, your request is sent for coverage and scope review. We agree on deliverables, timing and payment terms before paid work begins. In preview mode, the form explicitly says it is not sending anything. This website does not automatically assess a parcel.

ILLUSTRATIVE REPORT · NOT A REAL PARCEL

When the answer isn’t
“build a data center.”

Example parcel: 25 acres · Assumed rural use · U.S. location unspecified

All property facts and conclusions below are hypothetical. This is a shortened example of report structure, not actual research, a promise of results, or an appraisal. It combines example elements from both service tiers; a $79 check is narrower than a $399 report.

01 / The decision in plain English

Under the assumptions below, do not spend money on a detailed data-center feasibility study yet. Two threshold questions remain unresolved: whether the use has a viable approval path and whether the utility could support the required load on an acceptable schedule.

Data centersLow preliminary fit
Energy usesNot yet established
Industrial useRequires local review

02 / What we know—and what we don’t

Assumed for this illustration: the parcel is in a rural district; data centers are not an allowed use in its current zoning; a mapped transmission corridor is nearby; a drainage feature affects part of the site.

Not established: a viable rezoning route, utility capacity, interconnection cost, developable acreage after setbacks, an access permit, or demand from any buyer.

03 / What this means for you

Proximity to infrastructure alone is not enough to justify an expensive development pursuit. The productive next move is to resolve the gating questions before ordering detailed plans or pursuing developer outreach.

First action: ask the planning office which, if any, non-residential uses are permitted on the parcel and whether a policy-supported path exists for the use you have in mind.

04 / Other directions worth screening

Energy or industrial uses should only move forward if there is a plausible zoning path and site fit. They are not automatic fallback opportunities. Keeping the current use, or selling without a speculative development story, may be the sensible conclusion.

05 / What would justify another look?

  • A relevant adopted land-use or zoning change.
  • Written utility guidance addressing capacity and timing for the proposed use.
  • New, reliable information on access, environmental constraints or adjoining-parcel availability.

None of these changes is guaranteed to occur. Ongoing monitoring is not included.

06 / How a real report is supported

A purchased report records the parcel identifier, jurisdiction, review date, public sources consulted, source dates, assumptions and limitations. Missing information is labeled as unknown—not filled in with a made-up score or a speculative valuation.
